Summary:
Applicants sought a permit to subdivide the lot encompassing the landmark Hillandale Mansion into two lots to allow the mansion to be used as two single-family, semi-detached homes. Nothing the failure of all attempts to market the mansion over the previous 18 years, the Mayor's Agent concluded that the proposed subdivision would accommodate the restoration and renovation of the landmark, and was therefore consistent with the purposes of the Act.
Consistent with the Purposes of the Act:
Subdivision of the lot encompassing the landmark Hillandale was found to be consistent with the purposes of the Act. Dividing the mansion into two residences was found to be the only economically feasible way to restore the landmark and readapt it for current residential use, as demonstrated by the Applicants inability to market the property as a single-family residence over the past eighteen years.
Economic Feasibility:
The Mayor's Agent concluded that Applicants satisfactorily demonstrated that the use of the landmark Hillandale Mansion as a single-family residence was economically infeasible. Several unsuccessful attempts had been made to market it as such over the past eighteen years, leading the Applicants to propose dividing the mansion into two residences.
